Rental Policies
Effective April 1, 2008

Quail Creek Realty, LLC or Quail Creek Duplexes Does Not Discriminate Against Any Person Because of Race, Color, Religion, Sex, Disabled, Familial Status or National Origin.

In order to qualify to rent an apartment or duplex from Quail Creek Realty, LLC or Quail Creek Duplexes:

  1. You must be a minimum of 18 years of age to enter into a Lease Agreement and must show a valid Driver's License.
  2. You must have verifiable monthly income equal to 3 times what your monthly rent will be.  We may require a statement from your employer on your company letterhead stating your job title, rate of pay, and length of employment if unable to acquire by phone or 3 months of paycheck stubs.  Students must be able to give proof of loans and/or awards or may have the option of Lease Guarantor.  (Lease Guarantor must meet all qualification guidelines.)  If self employed you must provide proof of income.  If you receive any additional income such as child support, social security, etc. which you want us to consider for qualification purposes, you must show proof of such income.
  3. We must be able to verify favorable rental and payment history from all Management Companies, Apartment Communities, or Individual Property Owners.  If you are renting from an individual and we are unable to verify your rental and payment history, you must provide a letter of reference from that individual that can be verified.  OPTION:  Lease Guarantor may be accepted for persons with no previous rental history.  No evictions or broken Lease Contracts will be accepted with the exception that a Broken Lease Contract is allowed if restitution has been made to the satisfaction of the property where you broke your Lease Contract.  Persons who have owned their homes must show proof of previous mortgage payment history.  (Statement from Credit Grantor on Mortgage loan or proof of payoff or past six mortgage payments.)
  4. A credit report will be run on ALL applicants.  At least 50% of the entries reflected on your most current credit report must show favorable activity.  You must not have any judgments, evictions, broken Lease Contracts or have any monies due to Management Companied, Apartment Communities or individual property owners.  OPTION: Lease Guarantor may be accepted for those individuals that have no established credit.  A criminal background check will be run on ALL applicants.  If you have a felony conviction in the last ten years we will not be able to lease to you (Convicted sex offenders are not allowed, no exceptions).
  5. Each application must be submitted with a $35.00 Non-refundable Application Fee.



$150.00 deposit for all one-bedroom units, $200.00 deposit for all two-bedroom units and a $300.00 deposit for the two bedroom duplexes.
No more than two occupants, or two occupants and one child under 18 months of age per bedroom at any residence.


Pets under 25 lbs. Are allowed with a $250.00 deposit and a $250.00 non-refundable fee for a total $500.00.  Also, a $20.00 a month pet rent is required.

When application is approved, you have 48 hours to back out and receive your security deposit back.  Should we be unable to verify all information within three business days from the date your application is turned into the office, we will place the property back on the market and take other applications, should this occur only your security deposit will be refunded.
